The way our buyers are finding their dream home is changing. It used to be that a buyer would come to the office, or call us with a list of criteria of what they want in a home and we would sit down and go through our MLS inventory to find property that met their needs. We would then take a property tour of those homes. Now, almost 90% of all home buyers use the Internet as part of their home search according to the National Association of Realtors. Online home searches are the perfect way for the buyer to fast-track the home search process. The easy to use property search tools on the RE/MAX.com website allow the buyer to browse through thousands of homes, filtering by core elements such as price and number of bedrooms/bathrooms as well as detailed home features in the advanced criteria such as a lake front location. For individual listings, online photo galleries and virtual tours give the buyer a peek inside each property from the comfort of their own home. This means that by the time they have contacted a buyer’s agent they have viewed and dismissed those properties that did not appeal to them online. What does this mean to a seller and their listing agent? Internet presence is essential. With the wide array of homes posted you only have a brief opportunity to catch a buyer’s attention. With a great Internet listing, you can literally have a 24/7 open house without ever opening the front door. They say that a picture is worth a thousand words and buyers tend to eliminate or select homes based upon the pictures they see online.  There is no doubt that the Internet will continue to grow in popularity with home buyers who find it easy to look at property online from the convenience of their home. As this trend continues, it becomes all that more important that we stay on top of Internet technology for both the seller and our buyers.
